Real Estate Opportunities - All we need is your requirements and the finders` fee - we can do the rest. You will need to undergo and pass an AML check. Over a period of 3 months, our expert property procurement specialists will identify potential investments that suit your requirements. When a potential match has been identified, we will inform you via your preferred communication method and give you the following information:

  • Location
  • Rental/Purchase Price
  • Property Details
  • Potential costs

Once you have expressed an interest, you will receive all the terms and conditions, pay the finders fee and then have 14 days to perform your own due diligence.

Arranged Viewings

Once you select an opportunity of interest, we can arrange a viewing of the property. The purpose of this is to find out if the proposed opportunity is a viable option. Before an arranged viewing can be made, a code of conduct will have to be agreed on.

General Viewing Code of Conduct

No negotiations will be discussed during the viewing. This includes with the Ineffable Properties representative or the viewed property’s representative.

Under no circumstances can any personal details be exchanged including business cards, or social media handles.

You will have an opportunity to ask the representative questions pertaining to specific aspects of the property at the end of the viewing.

These rules must be agreed to before any viewing can take place.

Referencing

When placing an offer, you are required to pass standardised referencing checks to ascertain your affordability. You are also required to undergo AML check.

Here at Ineffable Properties, we have a database full of potential property opportunities that is always being added to. Once you have signed up with us you will regularly receive property opportunity alerts from us.

Once you have expressed an interest, you will receive all the terms and conditions and then have 14 days to perform your own due diligence.

Placing an offer

General property procurement

When putting in an offer, we maintain a first come first served process which requires a holding deposit. This holding deposit amount is dependent on the property opportunity and will be discussed during negotiations. We will only take one deposit at a time for each property.

The purpose of this deposit is to show a valid commitment from you that you will take on the opportunity once satisfactory terms have been made. Once a deposit has been made, you cannot pull out of the opportunity negotiations otherwise you will lose your deposit. If the other party rejects your terms you can choose to receive a full refund or keep negotiating until all parties are satisfied.

If everything is agreeable you can move on to the next stage.
